  1. Your booking represents an agreement between you (the hirer) and Martin and Sarah Cannam (the owners) Payment of the deposit is understood as acceptance of these terms and conditions.

  2. Booking - a deposit of £100 is payable on booking. The balance is due 4 weeks prior to the start of your holiday. Full payment is due if booking less that 28 days before the start of the holiday. Payment can be made by BACS or by cheque (payable to “Martin & Sarah Cannam”).

  3. Cancellation - if you cancel an arranged booking we will do all we can to re-let the house. If successful, we will refund any payment you have made. If we are unable to re-let the house we will retain your deposit, but will return half of the balance to you (if you cancel having paid in full.)

  4. Liability - We have taken care to ensure the house and its contents are safe, in good order and properly insured. However we cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever other than that shown to be caused by our  negligence .

  5. Arrivals and Departures - In order that the house can be properly cleaned between guests we ask that you arrive no earlier than 4pm on the day of arrival and leave by 11am on the day of departure, unless otherwise agreed with us in advance.

  6. Occupancy - the house sleeps 6 people. Please do not exceed this number except by prior arrangement which will only be considered for weekends and short breaks.

  7. Breakages - please take care of the house and its contents and leave it clean and tidy and in the same condition as at the start of the holiday. We anticipate normal wear and tear and occasional breakages. Please make a note of these in the messages book in the kitchen. Should anyone cause significant damage we will ask for the cost of  repair, replacement or payment of the excess on our accidental damage insurance cover, whichever is the lesser amount.

  8. Pets - sorry we do not allow pets in the house.

  9. Smoking - please do not smoke inside the house.

  10. Lost property - we will do our best to retrieve and return anything you leave behind in the house, but we cannot accept responsibility for lost property.

  11. Problems and complaints - please let us know immediately of any problems or complaints which we will do our utmost to resolve as quickly as possible.
